GENERAL INFORMATION for BELEK GOLF VILLAS

..Foreign nationals can only purchase property in their own name within Town Council areas. On finding a suitable property you will be asked to sign a contract with the builder, or Vendor if resale. If you wish to purchase outside of these areas you must set up a Company in order to purchase. You do not now need a Turkish signatory, and the Company does not have to be Turkish.

LEGAL DOCUMENTS

..A contract will be signed at Reservation Stage to secure the 10% reservation deposit. A second contract will be signed at the Contract Stage that will terminate the first and will cover all the details about your property, type, etc together with the price agreed, payment method and any extras or alterations you may require.

..Both Contract Agreements are binding in Turkish Law. You will be taken to a Lawyer at every stage to sign the Contracts. These will be in both English and Turkish. We can provide the names of several Turkish lawyers on request.

 
OTHER EXPENSES ON PURCHASE
..The only other expense you will incur at this time is a 3% purchase tax of the price of your property. This is for Title Deed transference.
 
ANNUAL FEES AND TAXES

..Every year municipalities define value of properties in m2 according to their sizes and locations within their territories. In order not to loose their electors, these values are generally much less than average prices.

..Currently Council tax is charged at 0,2 % of the value defined by the municipality. This amount would be around £200 or €300 per annum which is paid in two instalments. One in May and the other in November. A small charge is also levied for refuse collection.

..An average sized villa could expect to use approximately the following per annum:

..All the above amounts can only be used as a guideline as actual costs will vary dependant on property size, usage and communal services to be given.

   
RESIDENCY
..You can obtain a three month multiple entry sticker type visa at the port of entry in Turkey or by applying in person at the Turkish Consulate. A Residence Visa is only required for permanent residence or stays of longer than three months at a time. If you intend to take of residency, application for a 12 month visa should be made to the Turkish Consulate prior to your arrival in Turkey.

..The Consulate can also advise on the current regulations and requirements regarding residency and also importation of household effects, pets, motor vehicles etc. Do not leave these matters or enquiries to the last minute, allow at least three months to find out all you need to know and make the necessary application in good time.

..Having arrived in Turkey to take up residency you are required to report to the Local Authorities within 28 days of arrival and apply for your residency permit, (this is in addition to obtaining your visa which is placed in your passport issued by the Consulate). MiFA LTD. CO. can arrange assistance in obtaining this permit if required.

 
WORK PERMITS
..It is possible to obtain a work permit and work in Turkey but this is normally arranged prior to arrival in Turkey. If you have been offered work in Turkey you should make enquiries at the Turkish Consulate to obtain the required permit. Working in Turkey without this permit is forbidden.
SOCIAL SECURITY
..For general details and information of the social security agreement between your country and Turkey explaining national insurance contributions and benefits, you must visit nearest Social Security Office in your area.

..UK citizens can visit www.dwp.gov.uk (Dept. for Work and Pensions) or obtain explanatory leaflet SA22 from the Department of Health and Social Security for such details.

German citizens can visit www.bmgs.bund.de of Ministry of Health and Social Security.

PENSION
..Retirement pension of most European Countries is payable in Turkey at the rate which is payable as if you were in your country. For further details, please visit related office in your country.
 
TAX REGULATIONS

..Any earnings from property lettings in Turkey is subject to tax in Turkey. For international tax issues and double taxation relief, please visit nearest tax office in your country.

..UK citizens can visit www.inlandrevenue.gov.uk for the tax liabilities.

..German citizens can visit www.bff-online.de/dba/turkei.rtf for the tax liabilities.

MEDICAL INSURANCE

..There are government run and private hospitals in Turkey, although you may, under the reciprocal agreement between many European countries and Turkey be entitled to certain medical services it is advisable to take out private medical insurance cover to ensure you can obtain the level of treatment you require.

..Private Anatolian Hospital is 2 minutes driving distance to BELEK GOLF VILLAS. Costs of treatment will vary on the level of services required and covered.

 
FOR RETIREMENT HOME USAGE
..The Project, with its design and facilities, could easily serve to elderly to spend their retirement in a protected and friendly managed gated-community with many neighbours around. It is possible to get doctor service on hourly and nursery service on daily, weekly or monthly basis from Private Anatolian Hospital. For any emergency, this hospital is at two minutes driving distance.

..As the management office will already give a letting service, all hotel kind facilities like reception, house-keeping, maintenance and restaurant could be rented by the elderly if requested.

..Emergency system to alarm the management office and the hospital, rail system to the stairway for a wheel-chair, a lift to the second floor or similar special needs could be installed to your villa if needed and these will be charged as extras depending on the requests.

 
MAINTENANCE SERVICES
..For your peace of mind, if you are a non resident, MiFA LTD. CO.. as the land developer, offers a full maintenance service to ensure your property is kept in A1 condition during your absence. Details of services and costs will be defined during the construction stage.
 
LETTING

..The letting potential in Belek is very good. Mainly due to 6 international golf courses around, the natural beauty of the area together with the superb coastline on one side and fabulous high mountain landscape on the other side.

..From June to September, renting potential is good for summer vacationers. From September to December and from February to June, letting potential is good for golfers. So the letting potential period is quite long and there is a variety of potential tenants. This makes BELEK GOLF VILLAS to be rented quite easily.
